Nearly every home in North County is stucco, and the south and west elevations take the most sun. Near the coast, salt air shortens the life of paint on metal and on ocean-facing walls. The prep and the product change with the house.
Stucco and the inland sun
In Escondido, Fallbrook and Ramona, heavy sun chalks and fades the south and west sides first. We wash, repair cracks, prime bare patches and use a breathable acrylic or elastomeric coating depending on the wall.
Salt air on the coast
From Cardiff through Encinitas, Del Mar and Solana Beach, salt air corrodes railings and fasteners and wears ocean-facing elevations faster. We clean, treat rust, prime metal with an inhibiting primer and plan recoats around exposure.
HOA color palettes
Much of Carlsbad and San Marcos is planned-community housing with approved palettes. We work from your HOA palette and can help with the approval paperwork.
Rancho Santa Fe Covenant
Exterior appearance in the Covenant is reviewed by the Association. We plan colors and scope around that review before the first ladder goes up.
